THE ROLE AND DEVELOPMENT PROSPECTS OF BUILDING INFORMATION MODELING (BIM) IN THE CONSTRUCTION INDUSTRY

Abstract

In the modern era, the construction industry is rapidly developing, and the use of new technologies in design and construction has become a fundamental requirement. Among these, Building Information Modeling (BIM) occupies a special place. BIM is not merely three-dimensional modeling, but rather a comprehensive digital method that integrates all stages of a building’s lifecycle design, construction, and operation.

This article examines the advantages of BIM technologies in construction, their areas of application, as well as the challenges associated with their implementation. A key feature of BIM is the consolidation of all project information into a unified database. This significantly improves design quality, reduces errors, and ensures the effective management of resources. Moreover, BIM enables advanced functions such as 4D scheduling, 5D cost management, and 6D energy efficiency analysis, thereby enhancing the overall efficiency of construction projects.

In Kazakhstan, the introduction of BIM technologies remains at an early stage. Priority tasks include developing regulatory frameworks, training qualified personnel, and adapting international standards. However, global experience demonstrates that the widespread implementation of BIM not only improves construction quality but also ensures timely and cost-effective project delivery.

The findings show that systematic adoption of BIM technologies in Kazakhstan’s construction sector will accelerate digital transformation, reduce risks, increase investment attractiveness, and elevate construction quality. Therefore, BIM should be considered a strategic tool for the future development of the construction industry.
